The complex is located near Kavatsi Beach, Sozopol. The area offers a nature reserve, beautiful beaches and sand dunes, new residential developments, hotels and restaurants. The houses are suitable for both holiday use and year-round living. The complex offers an outdoor cascading swimming pool, children's pool, jacuzzi, Himalayan salt sauna, steam bath, shock bucket, relaxation area, children's playground, barbecue area, picnic and family event area, exotic garden with relaxation zones, gazebos, sun loungers and umbrellas, underground parking and outdoor parking spaces.
There are currently two available plots for the construction of custom-built houses. The price is EUR 2,500 per sq.m. excluding VAT. Construction and completion time is approximately 18 months from the opening of the construction site. Three house layouts are available with areas of 150 sq.m., 250 sq.m. and 350 sq.m. Detailed floor plans can be provided upon request.
Construction starts after payment of a EUR 10,000 deposit, a first instalment of no less than 35%–40% of the house value and final approval of the layout by the buyer. Each house will be built with premium quality materials, ceiling height of 3.20 m and a rooftop terrace of approximately 30 sq.m., which is a bonus and is not included in the total house area. The house is delivered according to Bulgarian State Standard, with plaster and screed finish. All finishing works including flooring, air conditioning, bathroom equipment, kitchens and other installations are paid separately according to the materials selected by the client. Each house includes a corresponding share of land, with the plot size depending on the house size.
At present there are two Bulgarian households in the complex, while the remaining owners are Russian-speaking.
The complex offers 24-hour year-round security, video surveillance, year-round maintenance and property management. The annual maintenance fee for 2026 is EUR 38 per sq.m.
