The land for this hotel building project was purchased just over 18 months ago. It was secured, walled and gated in 2020.
Work on the build commenced in January 2021 for an eight-month period. The entire facility’s and infrastructures are installed, main build, bar and upper terrace including power, wastewater, septic-tank, inspection traps etc.
The project requires finishing, furnishing and swimming pool instalation to make operational for income generation and or to sell.
A valuation has been undertaken on the build by square metre completed, independent of the land valuation. This has been calculated at 15 million Dominican pesos which equates to just over 190K GBP at the current exchange rate.
The land is valued separately at 1.5 Dominican million pesos which equates to an additional 19K GBP.
Total potential sale value as buildings, pool and land is the equivalent to 209K GBP but it should be noted that property and land value in this area has been increasing at 7% and above per annum.
It should be noted that the value of the property increases significantly when sold as an ongoing business if operated as a revenue-generating hotel. (The current valuation is only based on build and land not as a bussines).
I require an investor/partner (hands on or silent) to inject 52K GBP for the completion and furnishing of the project to go operational.
The project can be completed, furnished and made operational in a period of 12 to 16 weeks.
To date my spend on the land purchase and the build is over 50K GBP
UPON COMPLETION:
WHAT DOES THE INVESTOR/PARTNER RECEIVE💲:
All profits (for a silent partner) to be split 60/40 and paid on a monthly or quarterly basis (to be agreed).
Worst case scenario for the area and hotel is an average of 55% occupancy throughout the year (dealing with local and international clients). Therefore, at an average of £35 per night, the minimum return on accommodation only would be:
7 bedrooms £35 x 55% of one year (365 days) = £49,183.75 which equates to £4098.64 monthly.
Note that this is without food, drinks or extras.
Therefore, to the investor with a 40% share of £4,098.64, they would receive on average £1,639.46 monthly, equating to £19,673.47 annually pre overheads.
This equates to a 37.77% 💥 annual return on the initial investment based on accommodation only.
In addition to the profit share when operational, the investors capital is safe in bricks and mortar. Should it be agreed to sell the hotel, 50% of the sale price goes to the investor as co-owner, thus returning more than twice the initial investment.

All aspects of the build follow the legal regulations. This applies to the land, construction permits, duties paid, deeds, Dominican architect and building inspectors, etc.
In order to comply with all legalities going forward the following procedure would take place:
When the investor/partner has completed all of their due diligence an agreement would be drawn up and signed by both parties in the UK in front of a public notary confirming the investment.
Upon both parties signing the agreement a 10% deposit would be payable to secure the process.
No further monies would be payable utill the property and land are fully registered in joint names via the formation of a new limited company (SRL) in the Dominican Republic. This process can take 4 to 6 weeks.
