This valuation is intended to determine the market value and quick-sale value of the property described below, in accordance with the rigorous valuation methodology required by the banking regulator. The property will serve as collateral for loan transactions by XXXXX Bank XXXXX.

Status in the National Cadastral Service
Cadastral No. 30 in the Lima District: registered and active in the SNC database. The cadastral register is in the names of Agropecuaria Cuatro Vientos S.A. and INDERT.

Environmental Situation: An environmental impact assessment report, prepared and submitted by the environmental consulting firm Interagropar & Company SA, is available for the property. It was approved by the Ministry of Environment and Sustainable Development (MADES) DGCCARN A.A. on October 14, 2021, under Resolution No. 3439/2021, and was valid for two years. Its validity has since expired; an extension has been requested. This is confirmed by MADES on October 14, 2023, which states that the documentation is undergoing a technical review.
Property Description: The property is located in the Central Highlands region, characterized by tall forests interspersed with low grasslands and watercourses. The soils of the originally forested area belong to the Ultisol group, are reddish-yellow, sandy-clayey, well-drained, and of medium fertility. They are shaped like an irregular polygon and are hilly.
